If you waited until after the Fourth of July to start house hunting, you probably haven't missed your chance.
In fact, here in Utah, July can be one of the most underrated times to buy a home.
I've noticed something over the years. Once the fireworks are over, the pace of our market starts to change—not because homes suddenly become less valuable, but because people shift their attention.
Families head out on vacation. Weekends are spent at Bear Lake, Lake Powell, the cabin, or camping. Then, just a few weeks later, Pioneer Day rolls around and many Utahns squeeze in one last summer getaway before school starts creeping onto the calendar.
While everyone else is enjoying summer, the housing market often gets a little quieter.
And for buyers, that can create opportunity.
What the Utah Market Is Telling Us
Looking at Wasatch Front MLS data, we're seeing a few trends that support what many local agents experience every summer.
Compared to last year:
More homes are coming on the market. New listings increased from 9,934 to 10,547, giving buyers more options to choose from.
Homes are taking a little longer to sell. Average days on market increased from 44 to 51 days, giving buyers a bit more breathing room before making a decision.
Prices remain remarkably steady. The median sold price increased from $555,000 to $565,000, showing that home values continue to hold strong despite a slower seasonal pace.
This doesn't mean homes suddenly go on sale in July.
It means buyers often have a little more leverage than they did in the frenzy of late spring and early summer.
Less Competition Can Lead to Better Decisions
One of the biggest advantages of buying in July isn't necessarily paying less.
It's competing with fewer people.
When there are fewer buyers writing offers, you may find yourself with a little more time to schedule a second showing, think through a decision, or negotiate repairs or closing costs that might have been difficult during a busier season.
Every situation is different, but a calmer market often leads to more thoughtful decisions.
Summer Shows You What Living There Really Feels Like
One thing I always encourage my clients to do is spend time in a neighborhood before making an offer.
July is actually one of the best months to do that.
Take an evening walk.
Visit the local coffee shop.
See who's outside.
Watch how neighbors interact.

I don't think there's a single "best" month to buy a home.
There's only the best time for you.
